Kenny G. Adams provides honest and ethical appraisals for Riverside, Los Angeles, and San Bernardino Counties

Kenny G. Adams upholds the highest professional ethics

By and large, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. That's why it goes without question in this day and age that real estate appraisal can unquestionably be considered a profession as opposed to a trade. In our field, as with any profession, we are bound by an ethical code.

The appraiser's main obligation is to their client. Typically, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Certain matters relating to an assignment are to be discussed with the appraiser's client. So, as a homeowner, if you want to review an appraisal report, you generally have to request it via your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the assignment's nature, attaining and maintaining an appropriate level of competency and education, and of course, the appraiser must behave in a professional manner. Maintaining high ethics is what we do every day at Kenny G. Adams.

Appraisers may often have fiduciary responsibilities to third parties, including homeowners, both buyers and sellers, or others. Those third parties normally are spelled out in the appraisal assignment itself. An appraiser's fiduciary responsibility is limited to those parties who the appraiser knows, based on the scope of work or other things in the framework of the job.

Kenny G. Adams has worked hard for its track record for completing competent and ethically superior appraisals. Contact us today to learn more.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must be able to produce their work files for at least five years - at Kenny G. Adams you can rest assured that we stick to that rule.

When creating reports, we follow the highest ethical standards possible. Working on orders where our fee is dependent on our value conclusion is never an option. That is, we are not able to agree to do an appraisal report and get paid only if the loan closes. Anyone should be able to see that inflating a value to achieve what amounts to a higher paycheck is unethical!

Finally, the Uniform Standards of Professional Appraisal Practice also describes unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be at ease knowing we are going above and beyond to get you an accurate home or property value.

With Kenny G. Adams, you can be assured of 100 percent ethical, professional service.
